The first step is understanding that much of your bank’s risk depends on the performance of others outside your direct control - but not outside your risk management capacity. This two-part webinar is designed to help prudent bankers keep their focus on the critical risk management aspects of construction lending for both consumer and commercial loans.
Consumer Construction Loans
September 21, 2007 1:30-3:30 p.m.
• Economic risk factors: interest rates, average income, housing absorption rate
• Budget integrity
• Builder risk: experience, investigating prior business relationships
• Builder financial analysis: liquidity (how much is required), cash flow, profitability
• Loan structure: tenor, loan pricing, interest payments
• Portfolio and loan administration
• This seminar focuses primarily on the operative builder, although we will also discuss the owner-occupant.
Commercial Construction Loans
September 27, 2007, 1:30-3:30 p.m.
• Project feasibility and economic necessity
• Financial and credit underwriting
• Lien, insurance and other documentation requirements, concerns and pitfalls
• Loan structuring for effective monitoring of progress
• Necessity, content and negotiation of loan agreements
• Pre-closing requirements
• Requirements for funding/draws
• Monitoring requirements and procedures
• The importance of discipline at all stages of the process as a major risk management tool
Cash Flow Analysis Seminar
This new seminar has been created to help lenders understand cash flow analysis at a more useful and meaningful level. Scheduled for October 11, 2007 at the Hilton Garden Inn, in Johnston, the seminar will be presented by Bob Ullom. This program extends from prior seminars on financial statement analysis with the goal of further developing each participant’s cash flow analysis.
This program is designed to appeal to “real world” loan officers, credit analysts or any banker involved in commercial lending. Cash flow is not a new topic but it certainly is a “hot topic” as both bankers and regulators enhance their focus on the borrower’s demonstrated capacity to repay.

This seminar will be held on October 10, 2007 at the Hilton Garden Inn, in Johnston. Bob Ullom will be the presenter.
